01 / MORTGAGE POSSIBILITIES

Your goals come first.
The options come next.

Understand the financing categories, then discuss what may be appropriate for your Massachusetts property and circumstances.

EXPLORE. ASK. UNDERSTAND.

01

PRIMARY / SECOND / INVESTMENT

Conventional loans

A mortgage not insured or guaranteed by a government agency. Occupancy, credit, documentation, and mortgage-insurance requirements depend on the loan structure.

Talk through this option
02

HOME PURCHASE

FHA financing

Government-insured financing for eligible homebuyers. FHA and lender standards apply to the borrower, intended occupancy, and property.

Talk through this option
03

PROPERTY-SPECIFIC CONSIDERATIONS

Jumbo & condo

Jumbo loans address financing above applicable conforming limits. Condominiums may require project review in addition to borrower approval.

Discuss the property
04

EXISTING HOMEOWNERS

Mortgage refinance

Explore restructuring an existing mortgage or accessing available equity. Review the proposed terms, costs, and your objectives before deciding.

Review your goals
05

BUSINESS-PURPOSE SCENARIOS

Investment & DSCR

Some investment-property programs consider rental cash flow in the qualification analysis. Property, reserves, documentation, and underwriting requirements still apply.

Discuss your scenario
06

ALTERNATIVE DOCUMENTATION

Self-employed borrowers

Bank-statement programs may consider deposit history and other documentation. Accepted income evidence and qualification criteria vary by lender.

Discuss documentation

These descriptions are educational, not confirmation that a program is available in Massachusetts or suitable for you. State availability and borrower, property, documentation, and lender requirements must be confirmed individually.

04 / QUESTIONS WELCOME

A little clarity
goes a long way.

Start with the questions on your mind. These answers are general information, not a lending decision.

Ask Kelly a question
Where should I start as a first-time homebuyer?

Begin with your homeownership goals, intended property use, and questions about documentation. An initial conversation is different from a mortgage application or preapproval.

Are all of these programs available in Massachusetts?

Not necessarily. These are financing categories to discuss. Availability must be confirmed for the state, property, occupancy, borrower documentation, and applicable lender guidelines.

Can I discuss financing if I am self-employed?

Yes. Some programs may consider alternative income documentation, including bank deposit history. The accepted documents and qualification criteria depend on the lender and program. This does not mean documentation is waived.

What is different about financing a condominium?

A condominium may require review of the project as well as the individual borrower and unit. Eligibility depends on the program, property, and applicable lender requirements.

Does refinancing always save money?

No savings are promised here. A refinance should be reviewed in light of your existing loan, proposed terms, costs, and goals. Qualification and the available loan structure vary.

Is contacting Kelly the same as being approved?

No. A conversation or contact request is not an application, prequalification, preapproval, or commitment to lend. Any approval requires the applicable application, documentation, and underwriting review.
